Cancellation Policy: 

One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued.

-RESIDENTIAL NOISE ORDINANCE MUST BE FOLLOWED. (See Below)
-NO ILLEGAL PARKING. PARKING IS IN THE DRIVEWAY ONLY.

Residential Neighborhood Noise Ordinance
This property is located in a quiet residential neighborhood where families reside. We like to be transparent to set the right expectations for all guests. This means that loud music especially the type of music that contains explicit lyrics must be kept down while outdoors. Host has Noise Monitoring Devices to ensure this rule is followed and to prevent unnecessary issues to arise. Our goal is to ensure you have a wonderful time while respecting the neighbors where this property is located.
 
Host reserves right to cancel reservation before or during reservation if the house rules are NOT followed. No refund will be issued if reservation is canceled due to house rules being broken and reservation being canceled.
 
PARKING:
Parking shall be in driveway and maximum number of vehicles allowed is listed on the listing. This property is NOT set up for more than 2 vehicles in total.  NO parking on the landscaping and/or grass or turf.
 
Vendors: 
If you plan on hiring any vendors such as a chef, yoga instructor, yacht charter, jet ski, masseuse, etc. that is not already on our approved vendor list, we will need you to send us their information at least 7 days prior to arrival, so that we can obtain a signed waiver and get a copy of their insurance documents. Failure to notify the host of vendors coming on the property could result in the vendor not gaining access to the property.
 
DECORATIONS: 
Please only use painters' tape to put up decorations. Any damage done to walls or furniture will be repaired at primary guest’s expense.
 
TRASH: 
We have large BLUE trash bins for trash and large GREEN recycle bins for recycle. 
Please only dispose of waste in the appropriate bin. It is the guest responsibly to take all bins to the curb for pick up on the designated days and bring them back to the home after they have been picked up. This ensures they are emptied for your use.  If excessive trash is left that does not fit in the trash bins there will be an additional charge to hire a company to remove it. The city will impose fines that are passed down to guests if the trash rules are not followed.
 
NOISE ORDINANCE: 
There is a residential noise ordinance with specific allowance from 10PM-7AM. Host has Noise Monitoring Devices on property. Host reserves the right to cancel any reservation should the residential noise ordinance NOT be followed. Please be respectful of our neighbors during your stay. Additional details can be found in the guest information book located inside the home.
 
OCCUPANCY:
We do not allow more than the number of guests listed on the reservation as overnight guests. If you plan on having friends or family over during the day please be mindful of the rules to prevent additional per night occupancy charges.
 
WiFi: 
Please do not download torrents. We have the fastest WiFi offered with Mesh Routers throughout the property to ensure seamless connection.
 
LINENS & TOWELS: 
Please be respectful of our home and do not use linens and towels to clean up or remove anything that will stain. Stained linens that can not be laundered must be replaced at guest’s expense.
 
LONG TERM STAYS:
If you are booking for long term bookings of longer than 10 days an additional cleaning fee will be added unless you hire an outside company to clean the home during your stay.
 
HOLD HARMLESS: 
Tenant & guests of booking guest agree to reimburse Tampa Rooftop Villa or property owner money upon demand in the amount of the loss, property damage, or cost of repairs or service (including Plumbing Trouble) caused by negligence or improper use by tenant Or by the family, guests, or housekeeping/vendor hires of the tenant. Guest at all times will indemnify and hold harmless Tampa Rooftop Villa, it's partners and the property owner from all losses, damages, liabilities and expenses which can be claimed against Tampa Rooftop Villa and or the property owner for any injuries or damages to the person or property of any persons, caused by the acts, omissions, neglect or fault of tenant, or the agents, family or guests of tenant, or arising from the failure of tenant or the agents, family or guests of tenant to comply with any applicable laws, statutes, ordinance or regulations.
 
Additional Fees:
• $500 fine for smoking or vaping for recreational or medical use of cannabis, hemp, marijuana, or tobacco inside or near any door or window where smoke can linger and cause trace odors. We do not offer a 420-friendly property.
 
- $500 for unauthorized parties, events, or get-togethers with more than the number of people booked to stay in the home 
 
- $100 is strictly enforced for unapproved or unauthorized checkouts between 11 am - 1 pm
 
• Guest will pay the price of the room for the day with no discounted rate (Base Rate) if the late checkout exceeds 2 hours.  
 
• If the house is damaged or dirty, in a condition beyond what a reasonable, courteous, guest, would leave the property in, an additional $250 cleaning fee will be assessed.
 
FAQs...
 
EARLY CHECK IN?
- We cannot guarantee an early check-in. We use the time between guests to clean & prepare the home, as well as to perform any maintenance tasks so it will be perfect for you! Assume check-in will be at 5pm. You can message us on the day of your arrival and we can let you know when the home is ready for you. If your flight arrives very early in the day, please consider booking the night before so you can check-in as soon as you are ready.
 
LATE CHECK OUT?
- No. Our home is in high demand! Just as we did for your arrival, we must prepare again for the next guest. If your flight leaves late in the day, please consider booking an additional night so you can leave at your leisure.
 
LUGGAGE DROP-OFF FOR AN EARLY ARRIVAL?
- No, we are unable to offer early luggage drop-off as our cleaning crew needs the time to prepare the home uninterrupted.
 
DISCOUNTS?
- No. We do not offer any discounts.
